Property Cleanup in Lake Buena Vista
We take overgrown, neglected or debris-filled yards back to a clean, workable state. We cut back growth, pull invasive vines, clear brush and haul everything away to the right disposal site, so your home's lot meets local property codes and is ready for regular care.
What a Property Cleanup Covers
A property cleanup is a one-time reset for a yard that has gotten ahead of you. It is not a routine trim. It suits a rental between tenants, a house you just bought, an estate property, or a yard that went a season or two without attention. In Central Florida's long growing season, a lot can go from tidy to buried in vines and saplings in a single summer.
The work is mostly cutting, pulling, sorting and hauling. The part people overlook is what happens to the material afterward. Yard waste, construction scraps and household junk are handled under different disposal rules, and a cleanup done right keeps them separate. If your home has received a code enforcement notice for overgrowth or debris, we scope the job around what that notice asks for.
What the Work Includes
- Overgrowth cut back
- We cut tall grass and weeds down to a mowable height and clear volunteer saplings, such as Brazilian pepper and camphor seedlings, before their roots take hold along fences and foundations.
- Vine and brush removal
- Air potato, Virginia creeper and other vines get pulled from fences, shrubs and tree trunks. We cut vines at the base and remove what we can reach. Pulling them down hard can strip bark or crack fence boards.
- Bed and fence line clearing
- Old beds lose their edges and fill with weeds and grass. We clear them back to soil and open the strip along fences and walls so you can see the condition of what is underneath.
- Debris sorting and hauling
- Branches, leaves and cuttings go to a yard waste facility. Lumber, old pavers and general junk go to the right landfill or recycler. Sorting on site is what keeps disposal legal and keeps your cost down.
- Final pass and cleanup
- We blow off driveways and walks, rake the cleared ground and remove the last loose material so nothing is left at the curb.
Signs Your Yard Needs a Cleanup
A notice from code enforcement or the HOA
Many local codes and most HOA covenants set limits on grass height, accumulated debris and growth over sidewalks. A notice usually comes with a deadline, and a cleanup scoped to it solves the problem in one visit.
Vines climbing trees or the house
Vines that reach a roofline or wrap a tree trunk hold moisture against siding and soffits and shade out the tree's own leaves. The longer they grow, the harder they are to remove cleanly.
Saplings in beds and along fences
Seedlings that sprout against a fence or slab become trees with roots that lift pavers and push on footings. They are easy to pull at pencil size. At wrist size they need cutting and stump work.
Debris piles you have been meaning to deal with
Stacked branches and old materials hold water and give shelter to rodents and snakes. They also kill the grass underneath.
A move-in or move-out date
Buyers, renters and inspectors notice yards. A cleanup before listing or after closing gives you a clean starting point.
How a Cleanup Job Runs
- 1
Walkthrough and written estimate
We walk the property with you, note what stays and what goes, and check for anything that affects the plan, such as protected trees, irrigation heads hidden in the overgrowth, or a code notice. You get a line-item estimate before any work is scheduled.
- 2
Marking and protection
On the day, we flag sprinkler heads, valve boxes and plants you want kept. Then we start cutting, so trimmers and mowers don't break the things that hide in tall growth.
- 3
Cutting, pulling and sorting
The crew works from the outside edges in. They cut growth down, pull vines and saplings, and sort material into yard waste and other debris as it comes off the ground.
- 4
Haul-off and final walk
We load and haul everything to the proper facilities, clean hard surfaces and walk the yard with you. We point out anything we found that needs follow-up, such as dead trees, damaged irrigation or bare soil.

What Moves the Cost of a Cleanup
Cleanup pricing comes down to labor hours and disposal. We see the property in person before quoting, because photos rarely show how dense the growth is or what sits under it. When a cleanup turns into the first stage of a bigger project, you can spread out the payments: our financing goes as high as $100,000, repayment runs anywhere from 2 to 12 years, and paying it off early carries no penalty.
- Size and density of growth
- A large lot with knee-high grass takes less time than a small one choked with woody brush and vines. Woody material takes more cutting and fills a truck faster.
- Volume and type of debris
- Disposal is charged by load, and mixed debris has to go to more than one facility. Yard waste alone usually costs less to dispose of than lumber, concrete or general junk.
- Access to the work area
- Narrow side yards, locked gates and fenced backyards with no equipment access mean more hand-carrying. That adds labor.
- Trees and stumps involved
- Saplings are part of a cleanup. Larger trees, palms and stumps are priced separately through tree trimming and removal, palm tree pruning and removal, or stump grinding.
Property Cleanup Questions
Something not covered here? (407) 584-3857
Can you burn the brush on site instead of hauling it?
No. Open burning of yard waste in Florida is regulated by the state and local governments, and in residential areas it is usually restricted or not allowed. Hauling to a yard waste facility is the clean, legal route, and the material is typically turned into mulch or compost there.
Do I need a permit for a property cleanup?
Most cleanup work, like cutting grass, pulling vines and clearing brush, does not need a permit. Removing larger trees can, depending on the jurisdiction and the species, and HOAs often require approval too. We flag those trees during the walkthrough so you know before anything is cut.
My HOA gave me a deadline. Can you work to it?
Have the notice ready for the walkthrough. We scope the job to the items listed and tell you honestly what scheduling we can offer, so you can plan around your deadline.
Will you damage my sprinkler system?
Heads and valve boxes are often hidden in overgrowth. That is why we flag them before cutting. If we find heads that were already broken or buried, we show you, and our irrigation service can repair them.
What happens to the yard after the cleanup?
You get bare or thin ground in places where growth was removed. Many customers follow up with mulch and beds, sod installation or regular lawn care so the yard doesn't grow back the same way.
